Another multi-storey proposal for San Remo
The overall height of the proposed development at 125 Marine Parade is 13.20 metres, above the preferred three-storeys for San Remo, but comes in the wake of another already approved four-storey development at 131-133 Marine Parade.

San Remo’s skyline continues to grow, with another four-storey retail and apartment development proposed for Marine Parade.

The planning permit for 125 Marine Parade is currently out for public comment, proposing a $4.2 million building with two retail shops on the ground floor and 14 apartments on the upper levels.

The overall height is 13.20 metres, above the preferred three-storeys for San Remo, but comes in the wake of another already approved four-storey development at 131-133 Marine Parade.

Locals battled the plans for 131-133 in 2019, with Bass Coast Shire councillors rejecting the proposal because of concerns about parking, car stackers and height, but with VCAT overturning council and approving plans in 2020. 

“The proposed maximum height is considered acceptable by virtue of the all the recessed upper floor levels, which will not result in the building being visually dominant over the streetscape and foreshore area,” the permit states.

“The proposal is consistent with the development patterns of the local area. This includes the recently approved development for land at 131 Marine Parade.”

Parking

However, unlike many other large developments in San Remo and Cowes, this proposal for 125 Marine Parade provides the required number of car parks, with no plans for car stackers.

The permit allows for 26 car parks which will “accommodate the needs of future residents, visitors, and retail staff”. Rear vehicle and pedestrian access to the building is also provided from Dickie Lane, with a traffic report stating the lane should be upgraded and paved, but current width acceptable.

“The anticipated traffic volumes generated by the development are considered to be very low, and are expected to be easily absorbed into the surrounding road network.”

The land is currently vacant and totals 1333m2. There are no trees on the site.

There is a current planning application, yet to be advertised, for construction of a three-storey building and a reduction in car parking spaces, at 151 Marine Pde San Remo.

Last year San Remo residents urged councillors to reject amendments to the already approved $6 million complex at 131-133 Marine Parade, which is yet to be approved and seeks to add a fifth storey, 151m2 “penthouse” comprised of a living room and deck area on the roof of the building.
